CoreVest Finance and Lima One Capital are two of the largest business purpose lenders for residential investors, and both cover the full cycle from a flip or bridge loan to a long-term rental loan. They differ in who they will lend to on day one, how they cap leverage, how they treat rehab interest and seasoning, and where they stop on property size. This comparison uses only the terms each lender publishes on its own website, read in October 2026 and linked in the sources section.
Lima One fits investors with at least one investment property exit in the last 36 months who want up to 95% LTC, interest only on drawn funds, deferred origination fees, and a waived-seasoning refinance into a rental loan.
CoreVest fits first-time investors with a 640+ score, no-rehab purchases that need a bridge without a DSCR test, rental takeouts with a 0.80x DSCR floor, and portfolios of 5+ properties.

Who Can Borrow: The Experience Rule
This is the first filter. Lima One's FAQ says it requires a 660 credit score and one exit of an investment property in the last 36 months, either a completed flip or the sale or refinance of a property the investor was on title for. A true first-time investor cannot use its FixNFlip program. CoreVest's FAQ says prior experience is not required and that it lends to everyone from new investors buying a first property to operators with hundreds of rentals, with a typical 640 minimum score.
If you are new and neither fits, Kiavi and Easy Street also lend to first-time investors. Kiavi publishes up to 100% of purchase and 80% of ARV for its strongest files and offers a $350 borrower closing bonus on a qualified first loan through our Kiavi partner link. See the Kiavi vs Lima One Capital comparison for that matchup.
Worked Example: Same Flip at Both Lenders
An investor with several completed flips and a 700 FICO buys a single-family house for $300,000 with a $75,000 rehab. Total cost is $375,000 and the ARV is $500,000. The deal inputs are illustrative; the caps are the published maximums.
| Line item | Lima One (95% LTC / 75% LTV) | CoreVest (93.5% LTC) |
|---|---|---|
| Cost cap | 95% x $375,000 = $356,250 | 93.5% x $375,000 = $350,625 |
| Value cap | 75% x $500,000 = $375,000 | Not published for this product |
| Loan | $356,250 | $350,625 (subject to its valuation) |
| Cash toward cost | $18,750 | $24,375 |
| Origination at closing | Can be deferred to exit | 1% to 2.5% range: $3,506 to $8,766 |
| Month one interest at 7.75%, if the full loan were funded | $2,301 | $2,264 |
CoreVest does not publish a fix-and-flip rate, so 7.75% is used for both only to show the scale. The more important difference is the rehab interest. Lima One charges interest only on funds drawn. On this deal $281,250 would be funded at closing if the $75,000 rehab is held back, so month one interest at 7.75% would be about $1,816 instead of $2,301. Ask CoreVest how it charges on undrawn rehab funds before you compare offers. Model both in the Fix-and-Flip LTC & ARV Cap Calculator and the All-In Bridge Loan Cost Calculator.
On deals where cost is a high share of ARV, Lima One's 75% cap and CoreVest's 75% to 80% general LTV cap will bind before either LTC number. Our bridge loan sizing guide shows how to tell in advance.
No-Rehab Bridge Loans
| Term | Lima One Bridge Plus | CoreVest Single Asset Bridge |
|---|---|---|
| Leverage | Up to 85% LTV on the product page; its FAQ says up to 80% and that not all properties qualify for maximum leverage | Up to 100% of cost, limited to 75% of value |
| Min FICO | 700 (per FAQ) | Typically 640 |
| DSCR test | Not stated | None required |
| Loan size | $100K to $5M | $75K to $2M+ |
| Term | 13 and 19 months, interest only | Not stated on page |
| Prepayment | None | None |
| Valuation and speed | Exterior valuations, fast closing | Close in as little as 2 weeks; FAQ says 2 to 4 weeks |
| Cash-out | Available | Purchase or refinance |

Lima One's own pages disagree on maximum bridge LTV (85% vs 80%), so plan on the lower figure until you see a term sheet. CoreVest's structure suits a property bought below value: at a $200,000 price and $300,000 value, 100% of cost is $200,000 and 75% of value is $225,000, so the full price can be financed. Lima One's 700 score requirement for Bridge Plus is the highest credit floor in either lineup.
The Rental Takeout: Fix2Rent vs CoreVest DSCR
| Term | Lima One single rental | CoreVest 30-Year DSCR |
|---|---|---|
| Leverage | Up to 80% LTV purchase and rate/term; 75% cash-out | Up to 80% of value |
| Min DSCR | 1.0; 1.2+ for lowest rates and highest leverage | 0.80x |
| Starting rate | As low as 6.5% | Not published |
| Loan size | $85K to $2.5M | $75K to $3M+ |
| Units | 1 to 9 | 1 to 4 unit SFRs, condos, townhomes |
| Structures | 5/1 ARM, 10/1 ARM, 30-year fixed; interest-only available | Fixed or adjustable, 30-year term; interest-only options; zero origination fee option |
| Seasoning | 90 days; waived when refinancing a Lima One flip, construction, or bridge loan; flip appraisal can set the ARV | Leverage generally capped at 90% of total cost in the first six months, 100% from six to 12 months; rate and term refinances generally carry no LTC restriction |
| Min FICO | 660 | Typically 640 |

Applied to the example: with a $500,000 appraisal, Lima One's 75% cash-out limit is $375,000, the entire project cost, and the seasoning is waived if the flip loan was also Lima One. CoreVest's 80% of value is $400,000, but if the refinance is treated as a cash-out in the first six months, CoreVest caps leverage at 90% of cost, or $337,500, which is $13,125 short of the $350,625 bridge payoff. Ask CoreVest up front whether paying off its own bridge loan counts as a rate and term refinance.
The DSCR floor matters when rents are tight. At 6.50% on a 30 year schedule, a $356,250 loan carries principal and interest of about $2,252 a month. A property renting for $2,000 has coverage of 0.89 on principal and interest alone, which fails Lima One's 1.0 floor but clears CoreVest's 0.80x. Run your rent, taxes, and insurance through the Commercial Bridge-to-DSCR Exit Calculator.

CoreVest's long-term rental notes carry yield maintenance, so they suit investors who plan to hold. Its FAQ also says it does not finance mixed-use properties with a retail component, mobile or manufactured homes, or commercial real estate. Lima One's smaller multifamily entry point ($1M vs CoreVest's $3M) makes it the more likely fit for a first apartment building. Both are covered in our multifamily bridge loan guide.

Run Your Own Numbers
- Find the binding cap: enter purchase price, rehab budget, and ARV in the Fix-and-Flip LTC & 70% ARV Cap Calculator. It shows which limit sets your loan and how much cash you bring.
- Price the full cost of the loan: points, fees, and monthly interest change the real cost on a short hold. The All-In Bridge Loan Cost & Effective APR Calculator turns those into an effective APR by payoff month.
- Test the rental refinance: if the exit is a DSCR loan, check the post-rehab rent against the takeout lender's coverage test in the Commercial Bridge-to-DSCR Exit Calculator.
- Owner-occupants: buying a new home before selling the current one uses different sizing (combined LTV on the departing home). Use the Residential Buy-Before-You-Sell Bridge Equity Calculator.
- Match lenders to your profile: the 5-Step Smart Rate-Match Tool filters lenders by state, credit score, experience, and property type.
