Why Every Bridge Loan Must Be Underwritten Backwards From the Permanent Exit
In commercial and rental real estate investing, a bridge loan is only as safe as its permanent takeout. Between 2022 and 2025, thousands of multifamily and mixed-use sponsors faced maturity defaults because they sized their bridge debt on optimistic exit cap rates without stress-testing permanent Debt Service Coverage Ratio (DSCR) and Debt Yield constraints.
Our Commercial Bridge-to-DSCR Exit Calculator above performs the same dual-constraint takeout audit used by institutional credit committees:
- The Valuation LTV Cap: Divides your Stabilized Net Operating Income (NOI) by the market exit cap rate to establish Implied Stabilized Value, then applies the takeout lender's maximum LTV (typically 70% to 75%).
- The Cash-Flow DSCR Cap: Calculates the maximum permanent mortgage that your Stabilized NOI can support at a 1.20x DSCR (standard for 1-4 unit and light commercial DSCR loans) and a 1.25x DSCR (standard for 5+ unit multifamily, mixed-use, retail, and industrial permanent debt).
Stabilized NOI = Gross Scheduled Annual Rent x (1 - Vacancy %) x (1 - Operating Expense Ratio %)Debt Yield = (Stabilized Annual NOI / Total Bridge Loan Payoff) x 100Refinance DSCR = Stabilized Annual NOI / Annual Permanent Principal & Interest Payment
Three Underwriting Rules to Prevent a Cash-In Refinance Trap
- Underwrite Permanent Takeout Rates +75 bps Above Today's Coupon: If 30-year DSCR or 10-year commercial takeout loans are quoting at 6.75% today, run the calculator at 7.50% to make sure your stabilized rent roll still clears 1.20x to 1.25x DSCR without requiring a cash paydown.
- Use Realistic Reassessed Property Taxes & Insurance: In states like Texas, Florida, Ohio, and Illinois, a value-add purchase triggers a property tax reassessment that can push your operating expense ratio from 32% to 42% of Effective Gross Income.
- Verify Seasoning Requirements Early: Many permanent DSCR lenders require 90 to 180 days of title seasoning before allowing a cash-out refinance based on the new appraised value rather than original purchase cost plus documented rehab receipts.
