Hold-Period Sensitivity Schedule: How Early vs. Late Exit Impacts Effective APR
Because origination points and closing costs are fixed upfront expenses, paying off a bridge loan early increases the annualized effective APR even though it lowers total dollar interest paid.
| Hold Period | Cumulative Interest | Points + Exit + Closing | Total All-In Financing Cost | Effective Annualized APR |
|---|---|---|---|---|
| 3 Months | $11,531 | $15,050 | $26,581 | 24.32% |
| 6 Months | $23,063 | $15,050 | $38,113 | 17.44% |
| 9 Months (Selected) | $34,594 | $15,050 | $49,644 | 14.89% |
| 12 Months | $46,125 | $15,050 | $61,175 | 13.99% |

How to Calculate the True Cost of a Real Estate Bridge Loan
Most borrowers focus on the headline coupon rate when comparing bridge loan term sheets, such as 9.75% versus 10.50%. In short-term real estate financing, the nominal coupon rate tells only half the story. Because bridge debt is held for 3 to 18 months rather than 30 years, upfront origination points, underwriting fees, and back-end exit fees dominate your true annualized borrowing cost.
Our All-In Bridge Loan Cost & Effective APR Calculator above models the four core expense layers of every bridge transaction:
- Monthly Interest-Only Carry: Calculated as
(Loan Principal x Annual Coupon Rate) / 12. Unlike amortizing bank loans, your principal balance does not decline with each monthly payment. - Origination Points (1.0% to 3.0%): Each point equals 1.0% of the total committed loan facility. On a $450,000 bridge loan, 2.0 origination points equal $9,000 paid at the closing table (or netted from loan proceeds).
- Third-Party & Lender Underwriting Fees: Includes appraisal or BPO valuation ($550 to $1,500 for residential, $2,500 to $4,500 for commercial), lender legal/processing ($995 to $1,995), and title/recording costs.
- Exit or Reconveyance Fees (0% to 1.0%): Some private debt funds charge a 0.50% to 1.00% back-end fee when the bridge note is paid off, frequently waived if you refinance into the lender's own 30-year DSCR permanent program.
Annualized Effective APR = ((Total Interest Paid + Origination Points + Exit Fee + Closing Fees) / Net Loan Proceeds) x (12 / Hold Period in Months) x 100
Worked Example: $450,000 Bridge Loan Held for 6 vs. 12 Months
Suppose you borrow $450,000 at a 10.25% interest-only coupon with 2.0 origination points ($9,000), a 0.50% exit fee ($2,250), and $3,800 in closing and appraisal costs. Your fixed upfront and payoff fees total $15,050 regardless of when you exit:
- If you exit in 3 months: You pay $11,531 in interest plus $15,050 in fees ($26,581 total cost). Your annualized effective APR is 23.63% (or 24.32% if fees are netted from proceeds).
- If you exit in 6 months: You pay $23,063 in interest plus $15,050 in fees ($38,113 total cost). Your annualized effective APR drops to 16.94%, while saving $11,531 in actual cash compared to a 9-month hold.
- If you hold for 12 months: You pay $46,125 in interest plus $15,050 in fees ($61,175 total cost). Your annualized effective APR is 13.59%, but your total dollar outlay is at its highest.
When to Pay Lower Points vs. a Lower Interest Rate
Bridge lenders frequently let you buy down your coupon rate by paying an extra half-point at closing, or vice versa. Use this simple break-even rule:
- Expecting a fast 3 to 5 month flip or refi? Choose the lowest origination points even if the coupon rate is 0.50% to 0.75% higher. Paying 1 point instead of 2 points saves 1.00% of principal immediately, whereas a 0.50% higher annual rate only costs 0.25% over 6 months.
- Expecting a 9 to 18 month heavy rehab or commercial lease-up? Pay the standard origination points to lock in a lower monthly coupon, and verify whether the lender charges interest on drawn funds only (Dutch vs. Non-Dutch interest).
